Maintenance Technicians

The Alexandria Redevelopment and Housing Authority (ARHA), was established to provide affordable, safe and sanitary housing to low and moderate-income families that live in the City of Alexandria. ARHA owns and operates 900 Public Housing units and provides 2,159 Housing Choice Vouchers to residents in the community. The successful candidate must have a High School Diploma (or GED) or possess a vocational technician certification beyond high school, with two (2) to five (5) years experience or training in building construction or maintenance, or in the repair or maintenance of mechanical equipment or an equivalent combination of technical training and experience. UPCS training must be obtained within one (1) year of employment or other allowable period of hire as authorized by the Chief Executive Officer. The successful candidate will have a thorough knowledge of techniques, methods, materials, and equipment used in plumbing and HVAC repairs. The candidate will have a working knowledge of state and local building codes and HUD’s UPCS. Good math skills and demonstrated skills in the use of various hand tools, power tools, and test equipment will be required of the successful candidate.

The Maintenance Technician is responsible for maintenance of buildings, facilities, grounds, and light equipment. The successful candidate will perform HVAC and general repairs in accordance with Uniform Physical Conditions Standards (UPCS). The Maintenance Technician reports any lease violations and unsafe, unsanitary, or hazardous conditions encountered or observed on or in any Authority property or building to the Property Manager and/or Supervisor. In addition, the Maintenance Technician updates work orders, enters data, and ensures the accuracy of data entered into the work order system. The Maintenance Technician will assess tenant responsibility for repairs and assess tenant charges according to the Authority protocol. The Maintenance Technician will also perform emergency and after-hours work, as necessary and/or required. The successful candidate is subject to on-call rotation and after-hours maintenance emergencies in accordance with Authority policies and procedures. Further, the Maintenance Technician submits requisitions for needed maintenance supplies and equipment, and accurately prepares and submits applicable work order reports/records in a timely manner.

The successful candidate will also be responsible for:
1. Cleaning and maintaining ARHA-owned materials, tools, and equipment in a neat and orderly manner at all times. The successful candidate will maintain a neat and organized workshop area free of clutter and debris; and, upon completion of maintenance task, all tools and excess supplies must be cleaned-up and stored properly.
2. Prepares sketches or studies blueprints, drawings, or building plans for information pertaining to type of material required, such as lumber or fiberboard, and dimensions of structure or fixture to be fabricated.
3. Projects include renovation, repair, alteration, fabrication of walls, doors, windows and frames, ceilings, roofs, floors, stairs, shelving, tables, benches, cabinets, counters, countertops, facings, signs, scaffolds, and many different building components of wood, wood substitutes, metal, plastic, plastic laminates, sheet rock and paneling.
4. Accountable for consistent adherence to strong Authority standards regarding the ethical, responsible, and appropriate use, care, and safeguarding of Authority materials, supplies, resources, and other assets.
5. HVAC functions including installation, repairs and servicing.
6. Must adhere to Authority-wide employee safety and protective equipment policies and procedures.
